Tentative Subdivision Map with Density Bonus Request for 100% Affordable Housing Project File PLN190009: OWNER: Community Services Development Corporation. APPLICANT: San Benito Engineering. LOCATION: Westerly side of Southside Road approximately 415-feet southerly Hospital Road, Hollister, CA (APN 020-320-032). REQUEST: General Plan Text Amendment to allow additional uses in the Public/Quasi Public (PQP) land use designation, change the County Zoning Map from Agricultural Productive (AP) to Single-family Residential (R1) and a Tentative Subdivision Map with Density Bonus Request for 100% Affordable Housing project consisting of 24 single-family detached lots on an approximately 4.88-acre site. BACKGROUND/SUMMARY:

The project request includes:

  1. a General Plan Text Amendment to allow additional uses in the Public/Quasi Public (PQP) land use designation,
  2. a change to the County Zoning Map for the site from Agricultural Productive (AP) to Single-family Residential (R1), and
  3. a Tentative Subdivision Map with Density Bonus Request for 100% Affordable Housing project consisting of 24 single-family detached lots on an approximately 4.88-acre site.

Open and close the public hearing and 

Adopt a resolution to recommend the Board of Supervisors:

  1. Find the project exempt from the requirements of CEQA,
  2. Adopt a resolution to amend the text of the General Plan PQP land use designation as recommended by staff,
  3. Adopt an Ordinance to rezone the project site to Single-family Residential (R1), and
  4. Adopt a resolution approving the Tentative Subdivision Map and Conditions of Approval
