BACKGROUND/SUMMARY:
The 41.02-acre subject parcel consists of a primary residence and second single-family home with separate existing driveways, a Christmas Tree farm/nursery, and scattered live oaks and grassland in a sizable creek bench. The property boundaries follow the irregular path of Los Viboras Creek, and the new boundary of this lot split follows the irregular, steep drop to the creek bench, as do the site's internal driveways. The lot split keeps one house and driveway on each new lot, proposes no new development, and maintains the agricultural viability of the Christmas Tree Farm by containing it, whole, on one of the new lots.
