The proposed Minor Subdivision will divide a 41.02 acre parcel into one 28.02 and one 13.0 acre parcel, maintaining existing uses, and proposing no new development.  Lot shape is determined by current property boundaries and irregular terrain.  The existing tree nursery will be maintained intact on the 28.02 acre proposed parcel, maintaining the viability of the smaller-than-40-acre proposed lot.

Staff recommends the Planning Commission approve Minor Subdivision PLN 180028 and adopt the draft Resolution findings and standard and special conditions of approval, consistent with the County of San Benito General Plan and Zoning Ordinances.
