BACKGROUND/SUMMARY:
HMC Architects began bidding efforts starting last summer and consequently has spent a majority of the original Bid Phase fees providing the necessary coordination of late design changes requested by the Sheriff or County staff, assisting with agency processing to the affected sheets for those changes, attending online meetings, and providing other project management and coordination efforts.
Due to the County’s need to verify and secure additional funds for this project, a subsequent time extension to the bid phase occurred. Additionally, due to the recent hiring of Vanir CM to provide Pre-bid and Constructability review services, HMC Architects has and will be providing additional professional services beyond the original contract scope and schedule. Corrections to plans and specifications will be out of industry standard sequence where the Architect/Engineer receives Quality Control reports during drafting of the plans and specifications and before agency approvals have occurred. Also, since all plans and specifications have been approved by the various agencies involved, some re-processing of revised plans or addendum sketches will be involved. However, the value and benefits to the project that Vanir CM and HMC Architects are providing are time and money well spent as the County should realize a lower quantity of change orders during the construction phase, and a larger number of contractors (both Generals and Subs) participating, subsequently providing competitive (lower) prices on the project.
